Garages aren't just for parking cars and storing all of your stuff. The garage could just be the key to selling your home. Homeowners don't typically think of putting much effort in the garage when preparing a home for sale. Investing a little time and effort into staging your garage could just be the difference from for sale to sold. Follow these quick and easy steps to a garage home buyers dream of. 1. Get organized. Everyone loves storage. Show off your garage and make it a selling point. One of the best ways to showcase your garage is an organized place where buyers can picture their things. Shelves, bins and storage closets are available at any local hardware store. When your garage looks spacious and organized it is more appealing and may even result in the buyer feeling like they are gaining square footage. 2. Light it Up Lighting can make all the difference. Replace dangling, plain bulbs with fixtures or strip lighting. Adding an eight-foot fluorescent light strip can turn your garage from dark and dreary to open and inviting. 3. Finishing Touches Garages that have appealing floors and walls go a long way in the buyer's eyes. Concrete garage floors can be coated with an epoxy resin-based paint or rubber mats and tiles. This hides spills and makes cleaning a lot easier. Don't forget the walls. Adding sheet rock makes a very clean surface and makes the garage feel more like a finished space. The sheet rock can also be painted to create a warmer atmosphere. 4. Properly working doors There is nothing worse than a garage door in disrepair. Garage door openers should be quiet and have safety mechanisms in place. Have the garage doors evaluated by the garage door company that installed it or sometimes all it needs is a good oil job to lubricate it.

An Open House can be an integral part of selling a home. Not every home is a candidate for an Open House due to factors like market conditions, location or condition. If you are planning an Open House there are some helpful hints to ensure you have the most successful Open House on the block. Here are some tips on how to have the perfect Open House:

  • In most communities, Sunday afternoon is typical and expected.
  • Two hours is also typical.
  • Avoid conflicts with holidays, community celebrations or special events such as the Super Bowl.
  • If possible try to be aware of the weather forecast, although this may be difficult to do.
There are some things you can do prior to your Open House to help it succeed. At least one week prior to your first Open House:
  • Host a brokers only Open House. Agents and brokers will preview your home and identify possible buyers they have for your home.
  • Make your home look as large as possible by moving large pieces of furniture into storage.
  • Remove items not included in the sale. Remove the chandelier you got for a wedding present and the bookcase that fits so perfectly it looks built-in. If buyers don't see it, they won't want it.
  • Take Fido with you. Make arrangements for your pets to leave the house when it is being shown.
  • Two to Three Days Before Your First Open House Clean the house top to bottom. Get in every nook and cranny, wipe down the walls, windowsills, vacuum the corners and baseboards and yes wash those windows.
    • Clean and buff your appliances, that includes the stove inside and out.
    • Launder all the bedding, towels, rugs and other fabrics in your home.
    • Touch up spots on the walls.
    • Sweep and clean out the garage.
    • Mow the lawn, sweep the sidewalks, and clean up the bushes and flowers.
    24 Hours Before Your First Open House
  • Air out the house by opening the windows.
  • Make your home smell delicious by baking bread or apple pie.
  • Go through each room one by one and try to look for last minute fixes.
  • Add an arrangement of flowers.

    One of the worst things that can happen to a would-be home seller is when the home never sells and expires from the multiple listing service. Waiting week after week or month after month for an offer is frustrating. Selling a home can be a stressful and emotional experience and when it doesn't sell there are a number of questions to ask before making the next move. Here are just a few to consider:

    • Should you renew an expired listing with the same broker?
    • Should you list with a new broker?
    • Should you relist the home for sale at all?
    Before placing blame consider why the home didn't sell. Here are some questions to ask:
    • Were you motivated to sell?
    • Did you follow the recommendations of the broker?
    • What was the marketing plan to sell your home?
    • Ask the broker why the home didn't sell.
    • Was the home priced properly?
    • Was it available to show to potential buyers?
    • What was buyer's feedback about your home?
    After honestly reviewing these questions consider if there is something you as the seller could have done differently. If you feel it was the broker who did not fulfill their promises than it may be time to find a new broker. If your broker did their job and worked diligently to sell your home then it is probably you that needs to make some changes. Before you relist and make another potential mistake visit other active properties for sale to determine how your home compares to the competition. Consider if you may need a price adjustment. Ask for another comparative market analysis to determine if your home is priced to beat out the competition. You may also need to do some repairs before selling. Staging your home for sale is also always a good idea.
